Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings. We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Terms & Conditions
General Booking Information
Bookings can only be accepted from people over 18 years of age
The minimum rental period is for 7 (seven) days
Changeover day is Friday
All applications must be made in writing. A written acceptance from the owners must be followed by a cleared 25% deposit of the full price within two (2) days. This deposit is non-refundable.
The balance of the full price shall be paid within 10 days of the cleared receipt of the deposit. If for any reason (see below) the booking has to be cancelled by the guest, the following terms apply:
Up to 1 month before start date: 100% refund of the balance of the full price
Up to 2 weeks before start date: 50% refund of the balance of the full price
Up to 1 week before start date: 25% refund of the balance of the full price
Beyond that the full price will be charged
Cancellations from guests made by phone require follow up written confirmation.
By confirming reservation details and paying the deposit, the lead guest and guest’s party agrees to these terms and conditions and is making an offer to rent the property for the duration and cost agreed by way of a binding contract between guest and owner.
The contract binds the lead guest & all the members of the party who are part of the booking. It is the lead guest’s responsibility to ensure that all members of the party accept the terms of the contract set out in these terms & conditions. Failure to disclose relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
The maximum number of people occupying the property must not exceed 4 and only those listed on the booking form can occupy the property. No extra overnight visitors are allowed to stay at the property.
Lead guests must stay at the property throughout the duration of the booking and are responsible for the supervision of all members of their party under the age of 18 at all times. The owners shall not be liable to guests or their holiday party for loss or damages, however arising
Guests may in no circumstance re-let or sublet the property.
In making a booking guests accept responsibility for any theft, breakage or damage caused by them or any member of their party A security deposit of £250 is required and will be returned within 7 days of the end of the rental period, less the cost of any damage/breakages.
If the booking is cancelled by the owners due to circumstances beyond the owners’ control, notification of the cancellation will be given to guests as soon as possible and full refunds of payments made for the holiday will promptly be made. Owners’ liability for cancellation will be limited to payments made to us. The owners do not accept liability to guests for cancellations due to events outwith our control e.g. pandemics, travel disruption due to adverse weather, transport cancellations etc.
The owners reserve the right to refuse a booking without giving any reason.
The owners or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.
Check in time is from 1600 on the day of arrival and check out time is by 1000 on day of departure unless by prior arrangement. Failure to leave on time may result in Guests forfeiting their breakages deposit
Smoking and vaping are not allowed in the property.
Pets are not allowed in the property.
Portable barbecues are not allowed in or around the property.
If any damage or breakages have occurred during the rental period please report them promptly, before check-out. The accommodation will be inspected at the end of the Rental Period and charges may be made for any loss, damage or extra cleaning costs if the property is left in an unacceptable condition. If guests notice something is missing or damaged, please let the owners or their representatives know immediately so that appropriate action can be taken.
Guests agree to reasonable and lawful usage of Wifi at the property
No charging of electric vehicles from the property
Please do not move any furniture from one room to another or take any of the indoor furniture, furnishings or bed linen outside.
Please make sure all electrical appliances are switched off when the property is empty, including electric stove, dishwasher, oven, hobs, washing machine and tumble dryer or any devices brought by guests.
There is parking for two vehicles. Please park your vehicles with consideration, ensuring you don’t block access to other properties.
Keys issued should be left on the kitchen table at the end of the rental period.
This property is privately owned, enjoyed and looked after. Guests are expected to treat it with consideration, care and respect. Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. The owners reserve the right to terminate the booking with immediate effect and without a refund if guests do not abide by the rules.
